STEP 1 – Contact your Sapphire Blue agent
Your agent will provide professional advice on the requirements to be ready to purchase a property.

STEP 2 – Know what you want in a property
Take into consideration affordability and accommodation requirements when creating your shortlist.

STEP 3 – Do the research
Check property websites and your local papers to gather an appreciation of market values of homes that meet your requirements. ‘Like’ us on Facebook to keep up-to-date with the local market.

STEP 4 – Build a rapport with your Sapphire Blue agent
Use our knowledge to help you make informed decisions. Your agent can also indicate if suitable properties are due to come onto the market soon.

STEP 5 – Select your solicitor
Your agent can then arrange for them to receive a copy of the Contract of Sale once you have found a property.

STEP 6 – Arrange for an inspection of the property
Note: It is important to keep in mind that despite your keen interest, the agent is legally obliged to pass on to the vendor any further offers received for the property up until the exchange of contracts.

STEP 7 – Follow informed advice from building and pest inspections
If everything is to your satisfaction, make an offer on the property through your agent.
Note: If your offer is verbally accepted, the vendor is not legally bound until contracts are exchanged, and could accept other offers.

STEP 8 – Signed and sealed
Upon signing your contract and paying the 10% deposit, the vendor’s solicitor will process the formal exchange of contracts. You then have 5 working days in which to finalise any finance, building reports etc (this is known as the cooling off period).

STEP 9 – Use your time productively
Settlement is generally 42 days from the exchange date. Planning and preparing down to the last few details will make your move easier.

STEP 10 – Settlement Day
You become the legal owner of the property. Arrange a pre-settlement inspection to ensure the property and inclusions are in the same state as previous inspections.
